Making a career switch, or entering this industry will never be an easy feat. First you have to deal with the stigma society has on this career. Second, you’ll have to address the uncertainties that fluctuate with the market.
But believe it or not (this is not propaganda), if you ask the real estate agents who have been doing this for a while, 9 out of 10 of them will say they deeply love their jobs. Why?
The first reason that many will cite would be the flexibility of this industry. Being an agent essentially means that you can be your own boss. You can work as many or as little hours as you like. You can choose to work more hours to earn more, or join a team with extensive resources and work smart to earn more.
Being a real estate agent also comes with a higher level of career satisfaction, and more often than not, a salary that dearly exceeds a conventional job. Not only will you get to see happy faces of couples or families getting their ideal home, you can also witness kids moving into a new house for the first time, and being in awe with a place that they can call home for the next 20 years.

THE PROBLEMS I FACED INITIALLY

Hi! My name is Wiky, and the real estate industry was not something that had crossed my mind at the start.
Originally from Indonesia, the rightful path for me after I graduated from NTU for Mechanical Engineering (back in 2009) would be to go back and help out at my parents’ mining business… But it didn’t feel right for me because I wanted to build a career path for myself in Singapore.
Like most graduates from my school, I started looking for a conventional job where I can make use of my degree. Most of the job listings were salaries in the range of $2k+, and it was definitely not a number that could support my lifestyle.
One day I was flipping through the newspaper looking for job listings (yes, back in the days we used newspapers. Jobstreet who?), and I chanced upon an Ad that was recruiting Real Estate Agents offering $25,000 per month.
Obviously I was stunned. I thought to myself, “Can real estate agents really earn that much on a monthly basis?”. I called up my friend who was in Real Estate and asked if it was really possible to earn this much on a monthly basis. He said yes. Long story short, I proceeded to join him.
My first 2 years in Real Estate were great. I leveraged on my contacts from NTU and befriended a lot of Indonesian and Chinese scholars assisting them to rent a place near school. I even travelled overseas to search for High-End clients. I thought I had made it. I even bought a car that could bring my clients around and travel with ease, and even felt that my method to produce sales was genius.
I was wrong.
Owning a car is expensive, and the methods I used did not give me a consistent income. The referrals slowly depleted, and my monthly income was affected too. To make matters worse, I thought organising roadshows were a great marketing strategy, so I had tons of them back in the days.

With Every Obstacle Comes An Opportunity

While having a niche (leveraging on my contacts from NTU and assisting them in renting a place) is good, I have learned, through the help of my mentor and my company Huttons, that I should diversify my knowledge and expand into different niches to provide sound and valuable advice regardless of market conditions.
I realised that it is important to build a strong and consistent business model that is able to consistently provide me referrals to withstand certain market inconsistencies as well.
Most importantly, I had to start branding myself as a versatile agent with a strong focus on educating customers on case studies of clients that I have served while paying attention to the current trends in the real estate market so that clients will look for me for consultancy in their decisions as opposed to just the standard selling and buying aspects of this industry.
I’m very grateful for Huttons’ strong training platform to diversify my knowledge and explore different niches such as project sales and the resale market with the goal of creating a sustainable business model for myself that can provide me with a stronger referral system for myself while remaining relevant to the industry.
Without the experiences I have faced throughout my career, I probably would not have formulated winning strategies, and will never be able to win multiple awards over the 4 year period (and still counting) in the company, or have the opportunity to grow a team and share my winning strategies with my team!
Because I have faced all those mistakes alone, and gone through so much, I really hope that my team (or anyone joining my team) will not struggle as much as I did. Whatever mistakes I have made have made me a stronger person, and built me towards being a more capable leader.
